Above The Line Homebuyers LLC (“we,” “us,” “our”) operates www.abovethelinehomebuyers.com (the “Site”). This policy explains what we collect when you ask us for a cash offer or contact us, how we use it, who we share it with, and the choices you have.

We are a private investment company that buys residential property with our own funds. We are not a real estate brokerage, and we are not a lead generation business. That distinction matters to how we handle your information, and it is described in “What we do not do” below.

Information you give us

When you request a cash offer, you provide some or all of the following:

• Property address and approximate year built
• Your name, phone number, and email address
• The current condition of the property and a short description of needed repairs
• Whether the property is owner-occupied, tenant-occupied, or vacant
• Whether you are currently working with a realtor
• Your desired timeline and asking price, and whether that price is flexible
• The best time of day to reach you

When you use our general inquiry form, you provide your name, email, an optional phone number, and your message.

Information we deliberately do not ask for

We do not ask for, and you should never send us, any of the following:

• Your Social Security number
• Your mortgage balance or payoff statement
• Bank account or credit card information
• Uploaded documents of any kind

If you send us this information anyway, we will delete it rather than store it. If we reach a signed purchase agreement, the settlement company or closing attorney handling your transaction may need financial details from you. You will provide those directly to them under their own privacy practices, not to us through this Site.

Information collected automatically

Like most websites, ours collects limited technical information when you visit: your IP address, browser and device type, the pages you view, how long you stay, and the site or ad that referred you. This comes from cookies and similar technologies, described in “Cookies and analytics” below.

How we use your information

We use what you give us to:

• Prepare and send you a written cash offer
• Call, text, or email you about your inquiry and schedule a walkthrough
• Research the property, including public records, tax records, and comparable sales
• Complete a purchase if you accept our offer
• Respond to general questions, feedback, and vendor inquiries
• Keep records of our own transactions, and meet legal, tax, and accounting obligations
• Understand which pages and ads bring sellers to us, so we can spend our advertising budget sensibly

We do not use your information to make automated decisions about you, and we do not build behavioral profiles of individual sellers.

Calls and text messages

Phone calls. We call you at the number you give us to confirm details and schedule a walkthrough. We answer and place calls between 8 AM and 8 PM. We do not record phone calls. We do use call tracking, which logs the number you called from, the time, and the duration of the call, so we can tell which of our ads produced the call.

Text messages. We send text messages only if you separately opt in by checking the SMS consent box on our form. Consent to receive text messages is not a condition of getting an offer from us, or of any purchase or service. Message frequency varies, and message and data rates may apply.

You can opt out of text messages at any time. Reply STOP to any message, or reply HELP for assistance. You may also revoke consent by any other reasonable method, including telling us by phone, email, or in reply to a text in your own words. We will honor a revocation as promptly as we can and no later than ten business days after we receive it. After you opt out, we may send one final message confirming the opt-out.

We do not use automatic telephone dialing systems, and we do not use prerecorded or artificial voice messages. We do not sell your phone number.

Cookies and analytics

We use the following on our Site:

• Google Analytics 4, to see how visitors find and move through the Site
• Google Ads, to measure which ads lead to offer requests, and to show our ads to people who have visited the Site
• Google Tag Manager, to manage the two above

These services set cookies and may collect your IP address, device information, and pages viewed. Google acts as our service provider for these purposes. Google’s own handling of this data is described at policies.google.com/privacy.

You can limit this:

• Adjust your Google ad personalization at myadcenter.google.com
• Block or delete cookies in your browser settings

We honor the Global Privacy Control (GPC) signal where your browser sends one. Our Site does not respond to “Do Not Track” browser headers, because there is still no common standard for how sites should interpret them.

Who we share information with

We share your information only in these situations:

Service providers who work on our behalf. Our web host, form and email delivery providers, phone and call tracking provider, customer records system, and Google for the analytics and advertising described above. These providers may only use your information to perform work for us.

Parties needed to close a purchase. If you accept our offer, we share what is necessary with the title company, settlement agent, closing attorney, surveyor, or insurer handling that transaction.

Professional advisors. Our attorney or accountant, when they need it to advise us.

When the law requires it. In response to a subpoena, court order, or lawful request, or where we believe disclosure is necessary to protect our rights, your safety, or the safety of others.

A future sale of our business. If our company is sold or merged, seller records may transfer as part of that transaction. The buyer would remain bound by this policy for information collected under it.

What we do not do

These are commitments, not boilerplate:

• We do not sell your personal information. Not to anyone, for any price.
• We do not share your property information with other investors, wholesalers, or cash-buyer networks. We are the buyer. Your address and situation do not get passed around a list.
• We do not sell or trade your contact information to lead buyers, lenders, contractors, or marketing companies.
• We do not share your information with third parties for those third parties’ own marketing purposes.
• We do not send you marketing texts or emails you did not ask for.

If you told us about your house and then decided not to sell, that is the end of it. You will not start hearing from other buyers because you talked to us.

How long we keep your information

If you request an offer and we do not reach an agreement, we keep your inquiry for up to 24 months, so we can pick up the conversation if you contact us again. You can ask us to delete it sooner.

If we purchase your property, we keep transaction records for as long as required by Pennsylvania law and our tax and accounting obligations, which is generally seven years after closing.

General inquiry messages are kept for up to 24 months.

Security

We use commercially reasonable safeguards, including encrypted transmission of form submissions and access controls limiting seller information to the three people who handle offers. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. This is part of why we do not collect Social Security numbers, bank details, or documents in the first place.

Your choices and your rights

Regardless of where you live, you may ask us to:

• Tell you what information we hold about you
• Correct information that is wrong
• Delete your information, subject to records we are required to keep
• Stop contacting you, by phone, text, email, or all three

If you are a resident of a state with a comprehensive consumer privacy law that applies to us, you may also have the right to appeal a denied request. Contact us at the number or address above and we will explain how.

Our Site and services are for adults. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.

We may update this policy. When we do, we will change the “Last updated” date at the top. If we make a change that materially affects how we use information we already collected from you, we will notify you directly at the email or phone number we have on file.
